The Hunter floods, with Maitland, East Maitland and the lower Hunter floodplain among the most frequently inundated areas in NSW, and coastal storm events affect properties right across the Lake Macquarie foreshore and inner Newcastle. For homeowners in flood-affected or storm-prone areas, a swimming pool isn’t just a maintenance liability; it can actively contribute to property damage and safety risks during and after major weather events. This guide covers how pool removal can reduce storm and flooding risk on Hunter-region properties.

Removing a pool reduces several categories of weather-related risk: hydrostatic uplift during flooding (which can crack or eject pool shells from the ground), stormwater drainage obstruction, waterlogging in the surrounding soil, and the contamination risk from pool chemicals entering floodwater. For flood-prone properties in Maitland, East Maitland, Toronto and similar areas, pool removal is a meaningful risk-reduction measure.

Hydrostatic uplift: the underappreciated risk

The most dramatic and damaging pool-related flood risk is hydrostatic uplift, when floodwater saturates the soil surrounding an in-ground pool to the point where the pool shell is effectively “floating” in water-saturated soil.

An empty or partially filled pool has a significant air/water volume inside. The surrounding soil, saturated with groundwater during a flood, exerts upward pressure on the shell. If the pool is lightweight (fibreglass, or a vinyl liner pool) and the water table around it rises substantially, the pool can be physically pushed upward out of the ground, sometimes by 300-600mm or more.

This phenomenon was observed in multiple Hunter Valley flooding events. Pools don’t pop out often, but when they do, the resulting damage includes:

  • Broken plumbing connections
  • Fractured pool shell (fibreglass cracking, concrete shell cracking)
  • Damage to surrounding pavers, fences and structures
  • Contamination of floodwater with pool chemicals
  • A major, expensive remediation job post-flood

Concrete pools are heavier and more resistant to uplift but not immune, particularly where a concrete pool has also been cracked by pre-existing subsidence or corrosion.

Removing the pool eliminates hydrostatic uplift risk entirely. A properly backfilled and compacted former pool site handles inundation the same as the surrounding ground.

Stormwater drainage benefits

Large in-ground pools are impermeable surfaces that intercept rainfall and redirect it, typically through overflow connections to stormwater drains or simply as surface runoff. In a storm event, a pool that is full to the brim (as many are after extended rainfall) becomes a stormwater bypass, water cascades off the pool edge and across the adjacent property.

Once a pool is removed and the area is restored to ground level with permeable surface (lawn, garden bed) or appropriate paving, stormwater from the former pool area can infiltrate into the soil or follow proper graded drainage paths rather than sheeting across the yard.

This is particularly relevant for properties on slopes, common in Lake Macquarie’s hilly suburbs and along the Newcastle escarpment at Merewether and Bar Beach, where pool overflow in storm events contributes to erosion and runoff onto neighbouring properties.

Waterlogging reduction in pool surrounds

The area immediately around an in-ground pool is typically poorly drained. The original excavation disturbs natural drainage pathways, the concrete collar and paving around the pool create impermeable surfaces that prevent infiltration, and the backfill zones around the pool shell can become perched water zones during heavy rain.

Homeowners near Lake Macquarie’s foreshore, in the lower-lying areas of Gateshead, Windale and Morisset, and in parts of the Hunter floodplain sometimes have permanently wet, waterlogged pool surrounds that serve no useful purpose and contribute to mosquito breeding, soil instability and structural damp issues near the house.

Removing the pool and restoring the area to properly graded, well-drained ground can resolve chronic waterlogging in these areas.

Pool chemical contamination during flooding

A flooded pool dilutes its chemical content and overflows into the surrounding environment. Pool chlorine at normal concentrations is rapidly neutralised by contact with organic material in floodwater or soil, and is not a significant contamination risk at diluted levels. However:

  • Salt-chlorinated pools: High salt concentrations overflowing into garden beds or neighbouring properties during flood events can damage or kill plants in adjacent areas
  • Algaecide concentrations: Copper-based algaecides in overflow water can be harmful to aquatic life if they enter local stormwater systems that discharge to Lake Macquarie or the Hunter River
  • Chemical storage: If pool chemicals (chlorine tablets, acid) are stored near the pool and are inundated, the risk of chemical spill into floodwater is real

  4. Stormwater connection: If the pool had a dedicated overflow to stormwater, this connection should be retained and properly graded for the new surface drainage pattern

FAQs

Can flood insurance be affected by pool removal?

Pool removal can reduce the risk profile of your property in flood events, but it is unlikely to affect your flood insurance premium directly (insurers price flood risk by floodplain overlay, not individual property features). That said, removing a source of potential damage (hydrostatic uplift, chemical contamination) reduces your likelihood of a claim, which has long-term benefit for your claims history.

My pool is in a flood zone, can I still remove it normally?

Yes. Pool removal proceeds normally in flood-affected zones. The main consideration is timing, avoid scheduling removal immediately before or after forecast flood events (saturated ground affects compaction). Your contractor will advise on timing based on weather and ground condition forecasts.

Is a partial pool fill-in (leaving the shell) appropriate in a flood zone?

In most flood-affected Hunter-area cases, we recommend full removal over partial fill-in for properties prone to inundation. A partially filled pool shell with punched drainage holes can still experience hydrostatic pressure on the shell during a severe flood, and the punched holes may be inadequate for rapid inflow equalisation. Full removal and solid compacted backfill is structurally superior in flood-prone ground.
