Why length and depth change the cost curve

The cost of a pool removal is driven primarily by three things: the volume of concrete to break and remove, the volume of fill material required to make the site level, and the number of compaction passes the crew must make. For a standard backyard pool 3.5 metres wide by 8 metres long with a shallow end of 1.2 metres and a deep end of 1.8 metres, these numbers are manageable. Scale up to a lap pool that is 3 metres wide by 25 metres long at a constant depth of 2 metres and every variable multiplies.

Concrete volume increases linearly with depth. Spoil volume increases even faster once you add the pool surrounds, coping and any attached spa or wading area. Backfill is typically coarser and costs more per tonne than on-site soil, so the import cost rises quickly on a deep pool.

Diving wells and benches: extra spoil

Pools with a diving well are among the most spoil-intensive jobs in the region. A standard residential diving well is typically 2.4-3.0 metres deep at its lowest point, narrowing to meet the main pool floor. That concentrated depth means a lot of concrete in a small footprint: thick floor, thick walls and often thicker reinforcement than the rest of the shell.

The diving well is usually the last section to be broken, because the machine must reach down into a confined space. The chunks that come out are large and awkward. Truck loading is slow, and crane trucks or extended-reach machines may be needed on particularly deep wells.

Benches and seating ledges, common in pools from the 1980s and 1990s, are less of a problem. They add modest concrete volume and are typically removed first because they are independent of the main shell structure.

Expansion joints and how they aid demolition

Long pools, particularly those over 10 metres, are usually built with expansion joints at regular intervals. These are intentional breaks in the concrete shell, typically filled with a compressible backer rod and sealant, that allow the shell to move without cracking under thermal expansion.

On demolition day, expansion joints are the crew’s friend. They act as natural start points for the hydraulic hammer, giving the breaker a seam to follow. Breaking a 25-metre lap pool with three or four joints is faster than breaking the same length of continuous concrete. The contractor will usually identify the joint locations before work starts and plan the breaking sequence around them.

Backfill volumes: how the maths adds up

Compaction lifts for a deep hole

The depth of a lap pool or diving well creates a practical challenge for compaction equipment. A standard compaction plate reaches down 150-200 mm effectively. To fill a 2.5-metre hole, the crew must place and compact 12-15 separate lifts, each one checked before the next layer is placed. Skipping lifts or rushing the process creates a soft zone that shows up as surface settlement months later.

When to keep the pool as a pond feature

On large rural or acreage blocks in the Hunter, some owners convert a disused lap pool or diving pool into a pond or water feature rather than fill it in. The pool shell provides a sealed, structurally sound vessel that can be replanted or stocked. This avoids the cost of fill and the disruption of excavation.

If the pool is in reasonable structural condition, has good drainage and the owner is not planning to build over the area, a conversion can be a sensible option. It does not suit urban blocks where the pool footprint is close to the house or fence, or where a development approval requires the pool to be formally removed and deregistered.

Can a lap pool be partially filled in?

Yes, but with caution. Partial fill-in on a deep, long pool carries a higher risk of long-term settlement because the void is large and the compaction requirements are demanding. Many certifiers and structural engineers recommend full removal on pools deeper than 1.8 metres if you intend to build or lay a hard surface over the area. Talk to a qualified engineer before committing to a partial fill on a deep lap pool.

Do diving wells cost significantly more to remove?

Yes. A diving well is typically the deepest, most confined section of a pool and requires more machine time, more truckloads and more fill. The well walls are also often thicker and more heavily reinforced than the rest of the shell.
